Save Haven for Landlords

Private landlords with properties to let are being urged to take advantage of a pioneering new scheme being co-ordinated by leading housing association Colne Housing.

Working in partnership with landlords and local authorities, Colne Housing has set up the Safe Haven Project, with the help of a grant from the Housing Corporation, to provide people in temporary accommodation or on housing waiting lists with longer-term tenancies.

The scheme is the first of its kind in the East of England and is likely to be rolled out regionally and nationally.

At a conference attended by housing representatives and landlords from across Essex and Suffolk, Colne Housing outlined how they will manage properties on behalf of landlords, offering a guaranteed income, and a repairs service.

Mark Powell Davies, Colne Housing’s Chief Executive, said: “At a time when the lettings market is facing a great deal of uncertainty, with over supply of rented accommodation in many areas, we will provide a guaranteed income and rental period.

“We will also undertake all necessary repairs and maintenance and co-ordinate the legalities and logistics between local authorities and landlords. It’s a win-win situation all round.”

The Safe Haven Project has been a year in development with Colne Housing working with councils including Babergh, Braintree, Colchester, Ipswich, Maldon, Mid Suffolk, Suffolk Coastal and Tendring, as well as the Housing Corporation.

Karen Langford, Safe Haven Project Manager at Colne Housing, said: “We’ve conducted extensive research among landlords who have been very positive and enthusiastic. By leasing properties from the private sector, we can provide much-needed accommodation for people who are desperately seeking new homes.”

A ‘toolkit’ has been developed containing legal, financial, marketing and risk management materials and is available as a CD-rom from Colne Housing on (01206) 244700 or via the Safe Haven website, www.safehavenproject.org.uk.

Colchester-based Colne Housing, established in 1973, now owns or manages almost 2000 affordable homes throughout North Essex.
