Latest News from the Board
At the Society's March board meeting, the Society was delighted to welcome Mrs D Austin-Evans, as a new resident board member on the board of management.
The board also reviewed how the Society was performing in key areas. Overall, we are doing better than our targets, particularly with regard to day-to-day repairs and financial results. The Society is still not quite meeting its own targets with regard to voids and rent arrears.
The board agreed its new business plan for 2008/09 to 2012/13. Please click here to view a copy.
The Society's annual budget for 2008/09 was also approved. The Society will experience a 14.6% increase on the 2007/08 estimate for estate management costs, an increase of £333k. This is primarily due to the major works budget which has significantly increased and includes the commencement of the electrical rewires programme.
By 2013 the Society will be:
- owning or managing over 2500 affordable homes for people in housing need
- Actively operating in at least six local authority areas within one hour's drive of Colchester
- locally based, independent and financially sound
- providing a range of services to partners in the voluntary and private sectors.
Over the next 12-18 months the Society will be:
- improving its housing management performance
- providing some 100 - 150 new homes per year
- considering land banking and building homes for sale, in order to maximise development opportunities
- continuing to improve its existing homes, with a planned improvement programme of approximately £1.2 million per annum
- offering its professional services to other organisations
- setting targets for energy efficiency in its existing stock
The overall budget for 2008/09 is estimating a surplus of just over
£1 million
